This checklist cuts through all of it. Work through it section by section and you'll have a clear picture of where you stand and exactly what to prioritize.
Use this as a quarterly audit for your business.
Your Website
☐ You have a personal website separate from your brokerage's generic agent page
☐ Your homepage loads in under 3 seconds on mobile (test at PageSpeed Insights)
☐ Your site is fully mobile-responsive — tested on an actual phone, not just a desktop preview
☐ There is a clear call-to-action above the fold on your homepage
☐ Your contact form works and delivers to an email you check
☐ Your site has an SSL certificate (the padlock in the browser bar)
☐ You have a dedicated sellers page and a dedicated buyers page
☐ Your bio includes your name, a professional photo, your specialization, and your market area
☐ Client testimonials are visible on your homepage or a dedicated reviews page
Local SEO
☐ Your Google Business Profile is claimed, verified, and 100% complete
☐ Your GBP has at least 10 Google reviews
☐ You post to your GBP at least once per week
☐ Your Name, Address, and Phone number are identical across your website, GBP, and all directories
☐ Your website mentions Calgary and your specific service neighbourhoods in headings and body copy
☐ You have a Realtor.ca profile that links back to your personal website
☐ You appear in the CREB agent directory
Content & Blogging
☐ You publish at least one blog post per month targeting a local real estate search term
☐ Your blog covers both buyer and seller topics
☐ At least one post targets a specific Calgary neighbourhood you serve
☐ Your posts are at least 800 words and answer a real question your clients ask
☐ Each blog post ends with a clear CTA (book a call, request a valuation, contact you)
Social Media
☐ Your Instagram profile is complete: professional photo, clear bio, website link
☐ You post consistently — at minimum, 3x per week
☐ Your content mix includes market updates, listing highlights, client wins, and personality
☐ You use location tags and relevant Calgary real estate hashtags
☐ You have a Facebook Business Page (separate from your personal profile)
☐ You respond to comments and DMs within 24 hours
Lead Capture & Follow-Up
☐ Your website has at least one lead capture form beyond a generic contact form
☐ You have a home valuation tool or landing page for seller leads
☐ New leads receive an automated follow-up within 24 hours
☐ You have a simple CRM (even a spreadsheet) to track where leads are in your pipeline
☐ Past clients receive at least one touchpoint per quarter (email, text, or market update)
Reputation & Reviews
☐ You ask every satisfied client for a Google review within one week of closing
☐ You have a direct link to your Google review page saved to send clients easily
☐ Your reviews mention specific neighbourhoods and property types you specialize in
☐ You respond to every Google review — positive and negative
Brand Consistency
☐ Your headshot is professional and less than two years old
☐ You use the same colours, fonts, and logo across your website, social media, and print materials
☐ Your email signature includes your website URL, phone number, and a recent photo
☐ Your brokerage agent page links to your personal website
How to Use Your Results
Count your unchecked boxes. If you have more than five, don't try to fix everything at once — you'll burn out and nothing will get done well. Instead, prioritize in this order:
Your website — everything else points back to it
Google Business Profile — highest ROI for local visibility, fastest to set up
Reviews — ask your last five clients this week
Content — one good blog post per month compounds over time
Social media — consistency beats perfection, always
If your website is the weak link — slow, generic, or non-existent — that's where to start. Everything else you build depends on having a solid home base online.
